The Plan Commission of the City of Garland met in regular session on Monday, December 12, 2011, at 7:00 p.m. in the Council Chambers at City Hall with the following members present:

Chairman Roberts called the meeting to order and Commissioner Moore gave the Invocation and led the Pledge of Allegiance to the United States Flag.
 
MINUTES
 
Approval of the Minutes for the regular meeting of November 28, 2011 
 
Motion was made by Commissioner Moore, seconded by Commissioner Dalton to approve the Minutes of the November 28, 2011 meeting.  Motion carried:  8 Ayes, 0 Nays.
 
PLATS 
  
Preliminary Plat – Wagon Wheel Crossing Addition
                       
Motion was made by Commissioner Dalton, seconded by Commissioner Moore to approve the plat per staff recommendation.  Motion carried:  8 Ayes, 0 Nays.  
  
Final Plat – Shiloh Road Substation Addition
 
Motion was made by Commissioner Hoffman, seconded by Commissioner Moore to approve the plat per staff recommendation.  Motion carried:  8 Ayes, 0 Nays. 
 
PUBLIC HEARING PLATS 
  
Replat – Argueta Brothers Addition
 
Motion was made by Commissioner Moore, seconded by Commissioner Luckie to approve the plat per staff recommendation.  Motion carried:  8 Ayes, 0 Nays. 
 
Replat – Joel Quintero Automotive Addition
 
Motion was made by Commissioner Moore, seconded by Commissioner Luckie to approve the plat per staff recommendation.  Motion carried:  8 Ayes, 0 Nays. 
 
ZONING
 
Consideration of the application of Audio Zone Garland, requesting approval of a Specific Use Permit for Automobile Repair, Minor on property zoned Shopping Center (SC) District within the IH 635 Overlay District. The property is located at 1750 Northwest Highway, Suite 250 B. (File 11-34)
 
Representing the applicant and available for questions was Ahad Virani, 1750 Northwest Hwy., Ste.  250B, Garland. 
 
Motion was made by Commissioner Welborn, seconded by Commissioner Vera to approve the Specific Use Permit for a period of 20 years tied to Audio Zone with the added condition that all installation and repair work is performed inside as recommended by staff.  Motion carried:  8 Ayes, 0 Nays.
